GROUNDFLOOR:             

Aprox. 366m2 inc terraces and interior patio. (See photos) Consists of a spectacular entrance hall, interior Andalucían patio with fountain,  kitchen, office, dining room, living room, elevator to basement, three bedrooms, two bathrooms and a master bedroom with en-suite bathroom, jacuzzi area and two walk-in cupboards.

BASEMENTS:                    

160m2 for a complete apartment with separate entrance from the exterior, consisting of a living room, fully equipped kitchenette, bathroom and bedroom.
Total of  70 m2 with additional areas such as a bar, changing rooms with shower, a special barbecue area  partly underneath the main building and part below garden area.

Construction details:       

Based on a design exclusively prepared for this plot.   Foundations with the usual continuous concrete chains dug out to proper levels. All necessary excavations are included.

Levelling of the interior floors with concrete protected with damp proof courses in the areas where the building is sitting on the plot, while we will require structures of beams and hollow ceramic tiles with concrete for the areas that are raised with more than 1m above the existing land. (Which is all of the living room, hall and the rest of the rooms on the southern side).

The villa is constructed entirely with proper cavity walls that reach below the interior floor levels and damp proof courses. Ceilings are for the entire villa 2,7om high.

Exterior walls are plastered with humidity-proof mortar.  Interiors are plastered with special smooth perlita-gypsum plaster (maestrado).

Exterior carpentry is made of white PVC and has 6 + 6 safety glass (with plastic membrane).  Interior carpentry of a fine oak finish. Also used for the built-in cupboards.

The entrance door is of a safety type and with oak finish, white-and-gold coloured mechanisms for all the switches, sockets etc.

The bathrooms and Jacuzzi have under- floor-heating of the Hoechst-type electrical sheets.

Air-conditioning with split-systems is placed in the following areas: Master bedroom, walk-in closet area, hall, living room, dining room, the two guests-bedrooms the office and the basement area.

Complete alarm system installation.

The gate of solid wooden panels has a video camera, with bell, and the screen is situated in the large entrance hall.  

The ground floor has an elevator that connects to the basement, the games room there, the changing rooms and bar for the interior pool.

The kitchen is completely installed with centre cooking island and specially made-to- measure Danish furniture.

Sanitary ware is of white Roca, Atlanta models, with gold-finished taps. Bathtubs are Princess-types. with built-on grips also gold plated and set into Portuguese rose marble.

All the interior floors are laid with specially chosen and spot-polished Rose Portuguese marble.

The fireplace is built to a design made for the owners with similar marble as the floors of the villa.


Decorations:                      

Special details were added to the villa´s interiors such as plaster-of-Paris arches and marble
pillars for an interior patio with a pyramid shaped ceiling in the entrance hall.

Decorative covings in all the rooms on the whole top floor.
